Dawn Cottage – (Sleeps 6 – 3 Bedrooms)
A beautiful holiday cottage offering accommodation with such a lot of space and fantastic countryside views. The cottage has been created by the conversion of some former farm outbuildings, and very lovingly restored. Dawn Cottage has been tastefully converted to a very high standard, with full oil central heating, under floor heating, new electrical systems, modern open plan kitchen/diner and living space that is just beautiful. The polished wooden staircase takes you upstairs into a spacious hall with polished wooden floors throughout and big open windows overlooking this beautiful countryside. From the hallway upstairs you can access separately 3 large bedrooms and a very modern luxury bathroom.

A Welcome Food Hamper will be waiting for you on your arrival – which has local produce and home cooked preserves within it.

COTTAGE FACILITIES
Dawn Cottage sleeps six people in two double bedrooms and one twin bedded room. It has a large, spacious and well furnished lounge, with comfortable sofas and armchairs, a modern TV and DVD system and a multi-fuel stove log burner. Wifi access is available and free of charge. Open plan living provides on the ground floor a very well-equipped kitchen, with modern units, an electric oven and hob, fridge and microwave. Opposite the kitchen is a dining area with a large dining table and six dining chairs. The owners utility room is also available for laundry if required.

Upstairs the modern bathroom has a bath, washbasin and WC, with an electric shower unit over the bath. Stepping out onto a Patio area exclusively for your use to the rear of the Cottage provides outside dining opportunities.

There are three stables available for use if you bring your horses on holiday with you by prior arrangement. The farm has Bed and Breakfast rooms and facilities if you require extra accommodation – please ask for details when booking.

A cot can be provided for babies or younger infants

No smoking inside the cottage please. Well behaved pets and their owners are very welcome – Pets to remain downstairs by request also please.

LOCATION
Dawn Cottage is located within the grounds of Dove Top Farm in an amazing location, just a half mile walk from the famous Dovedale Valley. This is an absolutely fantastic location for walking, cycling, horse riding or just relaxing and enjoying the wonderful countryside.

Dove Top Farm is a working farm with sheep, cattle, chickens and goats. There are footpaths from the door to get onto The Tissington Trail which then lead onto The High Peak Trail/The Limestone Way and The Pennine Bridleway. A very convenient location for most towns and villages within the Peak District….

Arrival and Car Parking Facilities

To ensure that your accommodation is ready and presented to a high standard, we ask that guests do not arrive before 3:30pm. Earlier arrival may be possible by prior arrangement.

Space for parking up to 3 cars is available to the front of the cottage on a mostly level, gravel surface. Guests are greeted on arrival and usually handed the keys at the same time, although alternative arrangements are possible. A familiarisation tour is offered, specifically to demonstrate the log burner and stove, and other heating controls.

A welcome pack will await your arrival with local homemade produce for your enjoyment and convenience.
